Introduction
The Codes, Covenants, and Restrictions (CCR’s) that govern our Association (Section 1) state:
Article 14. Before beginning construction of any road, driveway, building, fence, wall coping, or other structure whatsoever, or remodeling, reconstruction or altering such road, driveway or structure upon any lot, the person or persons desiring to erect, construct or modify the same shall submit (to the Architecture Committee*) two complete sets of plans and specifications(for review and approval), and no structure of any kind, the plans, elevations and specifications of which have not received the written approval of (the Architecture Committee) and which does not comply fully with such approved plans and specifications shall be erected, constructed, placed or maintained upon any lot.
* Article 24 allows for the SPVHOA to assume all rights and duties of the reversionary owner (the original developer) and thus the procedures of the Architecture Committee are established.
The Codes, Covenants, and Restrictions (CCR’s) that govern our Association (Sections 2 & 3) state:
Article 8. Two copies of all plans and specifications for any building, wall, fence, coping, road, driveway or other structure whatsoever to be erected on or moved upon any part of the Properties, including the proposed location thereof on any Lot and the exterior color scheme thereof, and two copies of all plans and specifications for any remodeling, reconstruction, alteration or additions to any building or other structure on any Lot shall be submitted to the Architectural Committee for its approval. The Architectural Committee shall have the right to disapprove any plans or specifications submitted to it which, in its sole discretion, are not in harmony with the general surroundings or this declaration or are incomplete.
These statements determine the basis of our policy for architectural review.
Here are the rules:
Submit 2 copies of your architectural drawings, blueprints or other plans.
Remember: many projects require approval by Pima County Zoning and Building Services Department; so get the County materials prepared before submitting to our HOA.
Our Committee will complete the review process within a few days but no longer than 30 days.
One copy of your plans will be returned signed, dated and approved. The other is kept on file.
If there are any issues that need adjusting, you will be contacted.
Our approach:
We are eager to support homeowners who want to make improvements. The issues we look for include set-backs, heights, materials, colors, consistency and good design. When you invest in remodeling, landscaping and other property improvements we all gain from your enhancements.
