Real Estate Sale and Transfer Fee
A $400 Real Estate Sale and Transfer Fee is assessed upon the transfer of ownership of a property within the Association. This fee is intended to offset administrative costs associated with the ownership transfer process.
Fiscal Year 2027 Annual Assessment
The fiscal year 2027 Annual Assessment is $850 per household, effective October 1, 2026, and was approved by the Board of Directors at its July 2026 Board Meeting.
For informational purposes, the current annual assessment is estimated to include:
- General HOA Operations: $671, approximately.
- Waste Services Annual Assessment: $179
The allocation of the annual assessment among operating expenses, waste services, and capital reserves is determined by the board of directors through the annual budget process and may change from year to year based on the association’s financial needs, service costs, reserve funding requirements, and long-term capital planning.
Homeowners are responsible for the payment of the total annual assessment approved by the board.

- Our Fiscal year begins on October 1 and ends on September 30
- The annual assessment is due October 1 and is considered late if not received by October 31
- Payment received after October 31 is subject to a 10% late fee.
